3AM Hotel Consultants is an independent owner-side hospitality advisory firm. We do not operate hotels, hold brand affiliations, or carry operator agreements. We work for owners.
Why 3AM Exists
Hospitality assets are built and operated through a stack of agreements — operator, brand, management, technical, F&B;, beverage, and service — each carrying its own incentives. Owner-side advisory exists because no one inside that stack is paid to optimize for the owner. 3AM is engaged by the owner, paid by the owner, and reports to the owner. The firm holds no operator agreements, no brand affiliations, and no referral commissions.
OUR STORY

3AM Hotel Consultants was founded in February 2019 in Manila, Philippines, by Paolo Campillo and Arthur Gerrard 'Art' Gindap. The firm is registered as 3AM Consulting OPC and operates from 2128 Residence Hall, Fidel A. Reyes Street, Barangay 709, Malate, City of Manila.
3AM operates across three advisory pillars — Development and Technical Advisory; Operations and Asset Performance; and F&B; and Lifestyle Concepts — delivered through six services. The firm is brand-agnostic, operator-agnostic, and independent: 3AM does not operate hotels and holds no management agreements.
Engagements are scoped on a retainer, monthly, or fixed-scope basis and are delivered by the Managing Partners
directly.

Why Owners Engage 3AM
Owners and developers engage 3AM at three points: at strategy stage (positioning, feasibility, operator and brand selection), at pre-opening stage (technical coordination, OS&E; and HACCP, SOP and framework, operational readiness), and on operating assets (performance reviews, repositioning, asset governance).
The work is delivered by the Managing Partners directly — not by junior staff with senior advisors providing oversight only.
How We Engage
3AM engages on three models: retainer, monthly, or fixed-scope. Fees are matched to project scope, asset class, and engagement length. Invoicing is in PHP for Philippine clients and USD for international clients. Engagement terms are scoped at Initial Review.
