Resort Complexity & Operational Reality 

Resort operations are not hotel operations with added space. Resort assets typically operate four to twelve revenue outlets concurrently — restaurants, bars, pools, beach, spa, activity programs, retail — across longer guest lengths of stay and seasonality cycles that hotel operations do not face. Operationally, this means multi-outlet F&B; coordination, larger BOH circulation networks, more complex housekeeping rotations, higher casual and seasonal labor ratios, and a guest experience that has to be designed at the destination level rather than the room level.


Commercially, resorts depend on length-of-stay economics, on-property spend per guest, and program-led demand generation rather than on occupancy alone. The operating discipline required to hold the asset's value over time differs from hotel operations in scope, in cost base, and in how the asset interacts with the destination around it.

Hotel advisory is anchored on the room product, occupancy, and a centralized operating model with one to two outlets. Resort advisory is anchored on the destination, length of stay, and a distributed operating model with four to twelve revenue centers. The toolkit is different. The cost base is different.
